Description
The Manager, Architectural Design is a creative and talented manager of processes and systems involved in the design of new and remodeled stores and other facilities in the TBC enterprise’s network of real estate. This Manager is also an architectural drafter/designer that will work directly on a wide variety of design/drafting projects ranging from interior and exterior renderings, to floor plans and conceptual site planning. This position is the subject matter expert with regard to site development design, building placement, floor plan design, signage (both exterior and interior), as well as ensuring adherence to applicable brand standards. This position provides support and guidance to multiple internal Depts. and external vendors, suppliers and contractors involved in both franchise new store and remodel activity, as well as other corporate projects as assigned. This position is the direct liaison for store design support for new and existing franchisees interested in new store growth, relocations and remodels, and is responsible for managing the store design phase of projects to ensure adherence to projected timelines. The person in this position must be knowledgeable in the technical aspects of the practice of retail design and construction, adept at construction detailing, have some field experience, and the ability to work in a fast-paced environment on multiple projects in varying stages as part of a project team and also individually.
Job Responsibilities
- Manage the processes and systems involved in the design of new and remodeled stores and other facilities in the TBC enterprise’s network of real estate.
- Manage and lead the internal discussion with other team members (Construction and Real Estate), Internal Depts. (Franchise Development, Marketing, Operations) involved in franchise new store and remodel activity to identify design related challenges and secure resolution among the various stakeholders.
- Manage professional consultants, developers, contractors involved in the store design process and interface directly with government agencies to secure necessary permits and other approvals for construction projects.
- Serve as the primary contact for new and existing franchisees with respect to site and store design issues and partner with same and internal Depts. to resolve any issues.
- Draft and model using AutoCAD, Revit and Sketchup software and create interior and exterior design schematics and equipment layouts for all TBC Brands
- Create conceptual site plans to adapt prototypical designs to specific sites
- Due-diligence - Investigate existing conditions and read and comprehend as-built drawings, construction specifications, codes and regulations, and technical information to develop CAD drawings
- Design Distribution Center space planning schematics for office and pallet racking
- Provide design support for corporate space renovation (e.g., floor plans, office and cubicle design and seating, office furniture layouts and updates
- Work with the Senior Manager of Construction to verify accuracy of construction documents submitted by outside consultants
Additional Job Responsibilities
- Work with the Senior Manager of Construction & Facilities and other Depts. for the continuous improvement of prototype updates.
- Identify and develop new, innovative tools and processes to make the store design function more efficient and impactful

Qualifications
- Have the ability to work on several projects/items at different levels of completeness at any given time
- Ability to complete a heavy workload in a fast-paced environment with minimal supervision
- Ability to balance design, with operational needs and budget objectives resulting in exceptional store environments
- Excellent written and verbal communication skills and the ability to interact professionally with other departments and outside business contacts
- Organizational skills; attention to detail
- Ability to adapt to changing business environments, solve problems and take advantage of opportunities to minimize project costs, maintain construction schedules and improve quality of completed facilities.
- Self-direct, plan, prioritize, organize, and accomplish the work. Use judgment, critical thinking, and decision-making skills to determine if the drawings will comply with the scope of work, regulations, and client expectations.
- Maintain technical knowledge with regard to computers, software and design techniques.
- Learn and adapt to new programs, and adjust to changes in product and client demands.
- AutoCAD / AutoCAD Architectural | 10 years’ experience
- SketchUp 5-7 years’ experience
- ShaderLight and/or other rendering software
- Technical expertise in Adobe Acrobat and Photoshop
- Microsoft Office (Word, Excel, PowerPoint, Outlook
- Autodesk Vehicle Tracking or Auto turn a plus, but not required
- Interior Design or Architectural Degree from a technical school or college
- Experience in a position producing Architectural drawings for commercial buildings and its interiors
- Bilingual language skills in Spanish / English are a plus
